This Probate case was a difficult one in that the Probate home had been more or less abandoned to foreclosure by the family. The family was going to let the home go to foreclosure as they didn't believe there was enough equity in it for all the work and effort needed to save the home and/or equity in it. The home was pretty far along in the foreclosure process when The Probate Source go involved. Our consultant, Bernard, made contact with the family and provided all the inforamation to them showing that we could Probate the Estate at no out of pocket costs to them. He was able to show them that there was a significant amount of equity remaining in the home, and then we could help them realize it. In October of this year (2018), we were able to get the Son appointed by the Court as the Administrator of the Estate, and were able to find a buyer for the Probate home very soon thereafter. The home was in very rough shape, and was what we call in the real estate industry a major "fixer". The home needed lots of work, had no central air conditioning or heating, as well as needed a lot of updating and renovations. The home was sold for fairly close to the asking price, and the family realized over $60,000 in sales proceeds that they would otherwise have not. The Probate Source is continuing with the ongoing Probate work, and we estimate it should be completed by June of next year.
